Many sellers rely on agents to help them to deal with the task of selling their home. If you’re looking to buy or sell a home, a real estate agent isn’t required. There are many advantages and disadvantages to selling your home as a “For Sale By Owner” (FSBO). Read on to discover the good and bad of selling your home on your own. 


The Pros


Avoid Paying Commission


Real estate commission is the main reason that many sellers choose to go it alone. You’ll pay about 6% commission on the sale of your home between buyers and sellers agents. When figuring out the asking price for your property, this number that you’ll pay for a commission is included. This sale price also should be enough to pay off the remaining balance on the property. If you don’t have a lot of equity in your home, an FSBO may be your only option if you can’t afford the commission. Another option is to wait to sell your home until you have built up enough equity for the transaction to make sense for you. 


You Can Find Other Resources To Help You Sell The Property


There are so many resources available to FSBOs in today’s market. Yards signs aren’t the only thing that sellers can use to get people interested in their property. Many websites and resources assist people taking the FSBO approach. You still may not be able to get your property listed everywhere if you’re not a real estate agent.

You Won’t Be Able To List The Property Fully


Only licensed real estate agents have access to the MLS, where buyers' agents and other websites pull available properties.  Not having access to this can be a deterrent to the marketing of your home. You could miss out on getting many home showings that you otherwise would if your house was listed on the MLS. 


There’s No One To Help You With Paperwork And Negotiations


Real estate agents certainly earn their commission. There is a lot of work in both selling and buying a home. If you hire an agent, he’ll be taking phone calls, sending off forms, and dealing with the negotiations on the property. An agent will also coordinate home showings and have the ability to show your property when you’re unavailable. If you go it alone, you won’t have that assistance and may be a bit overwhelmed during the selling process.


A real estate agent also understands the lingo better than someone who has been outside of the business. There are many advantages to paying his fee if you decide to hire him for the sale of your home.

When you initially meet with prospective real estate agents to determine which one would be the best fit for your needs, you can get a pretty good sense of how marketing-savvy they are.

Since marketing is one of the most important parts of their job description, a well-trained, motivated real estate agent will know how to effectively use the Internet, their network of personal contacts, and a variety of other techniques to draw in qualified prospects.

Is there anything that you, as the homeowner, can do to help market your home?

Although it's your real estate agent's role to advertise, promote, and publicize your real estate listing to targeted groups and the general public, there is one huge thing you can do to help: Try to keep your house and property looking impeccable at all times. While that goal may be easier said than done, it's worth some extra time and effort to make your home as inviting and appealing to house hunters as possible.

Hopefully, you'll be able to enlist the help of everyone in the family (except pets) to clean up after themselves and keep their rooms and play areas looking civilized!
  2. Help maintain curb appeal! As the cliché goes (or was it an old mouthwash commercial?): "You don't get a second chance to make a great first impression!" For that reason, it's vitally important for your lawn to look well manicured and your house to be free from peeling paint and yard clutter. Another eyesore that detracts from first impressions is the sight of weeds growing out of cracks in your driveway or walkway. The cracks, themselves, are a problem you might want to address, but the weeds (or grass) poking through them is like adding insult to injury! If you don't want to spray them with some toxic, store-bought weed killer, then research natural ways to kill weeds.
Although your real estate agent will gladly handle 99% of the marketing for your home, you can help give their efforts an important nudge by making sure your home and property always look their best!

If you're thinking about putting your house on the market in the near future, then you've probably begun to research and compare real estate agents in your area. While experience, credentials, and training can make a big difference in a real estate agent's ability to produce results for you, there are other factors worth considering. For example, an agent's attitude, Web presence, and past performance are also indicators of their strengths, weaknesses, and marketing skills. Here are a few "red flags" to watch out for in your search for a knowledgeable, proactive, and service-oriented real estate professional.

  • The quality of their Web site: If a real estate agent has a Web site that looks disorganized, amateurish, or outdated, then that could speak volumes about their own flaws. In this day and age, a fully functional and professional-looking website is an essential marketing tool in the real estate business. Having access to the latest marketing tools and techniques is a vital aspect of selling your home in the shortest possible time. Agents who are not making full use of the Internet to market their listings are doing themselves and their clients a disservice. If they can't present themselves in the best possible light on the Internet, then it raises questions about their presentation style, in general. On the other hand, if a Realtor or real estate agent maintains an up-to-date, professional-looking website that is user-friendly and loaded with helpful information and search capabilities, then that's one indication they're conscientious, resourceful, and in touch with relevant technology. A timely and informative blog is another positive sign that they're tech-savvy and passionate about what they do for a living.
  • Attitude and energy level: A great real estate agent has the ability to look at the "big picture" and realize that there will be peaks and valleys in every transaction and marketing campaign. If you choose them over the competition, you'll eventually depend on that agent to be a problem solver, a cheerleader, and a source of positive inspiration throughout the process. When you take into account how much is riding on the sale of your home, you realize the importance of selecting a well-organized, professional, and highly motivated agent. If you're interviewing one that spends too much time complaining about market conditions, other clients, or all the "red tape" involved in real estate transactions, then RUN -- don't walk -- to the nearest door! (That advice would, of course, need to be modified if you're meeting with them in your own home.) Here's the bottom line, though: To be able to capitalize on opportunities and produce the best possible results, a great real estate agent needs to maintain a positive attitude -- especially in the face of temporary setbacks.
The good news about real estate agents and Realtors is that the majority of them are ethical, motivated, and passionate about producing optimal results. As is the case with all professions, however, some are more positive, dedicated, and resourceful than others. That's why it pays to interview two or three real estate agents before settling on the one who's the best match for your timetable, your personality, and your individual needs.
